A traditional Bosnian house in the hills above Vareš. Old fruit trees in the yard, a library inside, wood stoves for winter. Bobovac visible from the terrace.
Sleeping. Five bedrooms in total. Each room includes a bed, a wardrobe, a desk, a chair, a lamp, and storage. Bed linens, pillows, blankets, towels, and basic toiletries are provided. Ground floor (main house): an apartment with a bedroom (double bed), a dining room with a library and gramophone, a large kitchen, a bathroom with WC, and a workroom with a Yamaha digital piano. First floor (main house): three bedrooms (two with double beds, one with a single bed), a shared kitchen, a bathroom, and a separate WC. Mutvak (garden building): a quiet room with a single bed, a wood stove, a desk, and a vintage Olympia typewriter from Yugoslav times. Ideal for focused work.
Working. There are multiple workspaces throughout the property. The ground-floor apartment includes a dedicated workroom with stereo monitors. The library includes books in several languages, sheet music, CDs, and vinyl records.
The main recording studio is in the same building as the Mutvak. It includes a Petrof upright piano, nearfield monitors (Adam T7V), a mixer, an audio interface, and recording equipment.
Living. Two fully equipped kitchens with a refrigerator, freezer, oven, stovetop, microwave, dishwasher, coffee maker, kettle, toaster, and everything needed for cooking. A dining room with a large table. Two bathrooms. A washing machine, iron, vacuum cleaner, and cleaning supplies are provided.
Three terraces. A yard with a small fountain and a view of Bobovac fortress. An orchard with cherry, plum, sour cherry, pear, and walnut trees, some decades old. A grill with tools, garden furniture, outdoor lighting, and a pergola.
The house stood neglected for years. Between 2023 and 2024, it was completely renovated, including the roof, insulation, plumbing, electricity, floors, and walls. The work was done by local craftsmen from the village and the surrounding area. What remains is the original structure, the wooden beams, and the character of a traditional Bosnian house.
The residency is equipped for music production, sound recording, video work, and general creative practice. The studio includes a mixer, audio interface, monitors, a field recorder, microphones, cables, and stands. Instruments include a Petrof upright piano, a Yamaha digital piano, and a Yamaha synthesiser.
For video and presentations, we provide a projector, a screen, a DMX lighting interface, and LED softbox kits. Office equipment includes a printer, scanner, and reliable Wi-Fi. The inventory continues to grow.

The house is not wheelchair accessible due to the steep hillside, uneven ground, and stairs between floors. First-floor rooms can only be reached by stairs. Please contact us to discuss specific needs.
